Somerset, Pennsylvania – October 21, 2010 – The last few weeks have been busy for new Shopkeeper, Jessica Darr, who will open Broken Spoke Mercantile this weekend at Georgian Place in Suite 312 (formerly Van Heusen). The Grand Opening will take place this Saturday, October 23rd from 10AM to 6PM and Sunday, October 24th from Noon to 5PM. “Ideally, I was looking for a central location and well known landmark that sees both local traffic and visitors from outside the area”, Darr said. “Prior to opening, I had set up a small product offering inside Sugar Grove Shoppes at Georgian Place and quickly saw the potential for my own business. The merchants here all work together and the environment has so much energy.” The store will feature furnishings and accessories – from early American and primitive to country and rustic, Textiles, Specialty foods, Garden and outdoor items, Pottery and tableware, seasonal items, and much more. In addition to the newest retail store in the shopping & office village, two new offices recently opened at Georgian Place, The Learning Lamp and PathStone. The Learning Lamp is a non-profit agency dedicated to providing the support students need to succeed in the classroom. Melissa Rager, Assistant Education Director, said “We chose the office suite at Georgian Place because it gives us plenty of room and we love the outdoor space for our students.” PathStone recently opened in one of the newly renovated Professional Suites. They offer Training and Employment Services to seniors. “The center has a very nice, cohesive quality to it. The strategy with any multi-use center is to create a mix of businesses that will benefit each other, said Tonya Spangler, VP of Leasing & Sales at the property. Those who make an appointment with Dr. Basala may also stop by Fresh Eats Bistro for lunch, browse the new styles at BonWorth, or check out the shelves at Pages & Light Bookshop.” Over the last year some of the businesses, along with center representatives of Georgian Place, have been meeting to form a Merchants’ Association and plan popular community events such as the Scarecrow Festival and, upcoming, the traditional Safe Halloween Trick or Treat and holiday kick off. “I think everyone realizes that we can all join forces and make something really special happen,” said Barb Will, who owns SugarGrove Shoppes. “It is a unique and special property. I couldn’t be happier about my location.” In 2005 SugarOak Properties converted the 182,000 square feet former Outlet Center at Georgian Place into a full-service business condominium -- providing office, retail, medical and service users with an opportunity to purchase or lease ready-to-use space at below market prices. Holland Town Center - Time For a Change

HOLLAND TOWNSHIP -- With occupancy of the Holland Town Center at less than 50 percent, the owners of the Holland Township retail property felt it was time for a change.
With cooperation from its neighbor to the west, Nelis' Dutch Village, construction is under way on a new two-lane road that will not only serve two of the center's main tenants -- the Gap and Carter's Children's Wear -- but mark the start of a transformation of the Town Center into a mixed-use property that eventually will include offices, restaurants and possibly uses such as research and development.
As a result, however, the Dutch-themed drawbridge that connected the Town Center to Dutch Village is being taken down. The drawbridge will be replaced by a standard pedestrian bridge, to be built using recycled materials from the drawbridge, that still will connect the two properties, said Joe Nelis, president of Dutch Village.
"We think it'll create a little excitement, to re-energize the center and get some potential tenants," Nelis said.
Holland Town Center, which was built in the late 1980s and originally known as Manufacturers Marketplace, enjoyed initial success as an outlet mall. But as shopping patterns changed and more people began using the Internet to shop, outlet malls faded in popularity. The Town Center soon found itself with more vacant spaces than tenants.
Enter SugarOak Holdings Inc., a Herndon, Va.-based real estate development firm that acquired the 215,000-square-foot Town Center last year from Horizon Group at a cost of more than $2.7 million. The company specializes in redeveloping former outlet malls into mixed-used properties. "Usually, (outlet malls) couldn't sustain themselves, as far as occupancy was concerned," said Andy Walsh, SugarOak vice president of sales and leasing.
The company has had success redeveloping a former outlet mall northeast of Indianapolis into a mixed-used property, and Walsh believes the Town Center's location near U.S. 31 makes it an attractive property for redevelopment. "Locationally, it's fantastic," he said.
SugarOak has renewed leases with the Gap and Carter's, and hopes to retain other businesses in the center, such as Harvest Antiques, a 20,000-square-foot antique mall, and the Lost City, a popular "laser tag" amusement center. But the company is also changing how it offers space to potential clients, by giving them the option to buy space under a condominium-type arrangement.
"It's essentially a move-in ready product," Walsh said. "You can walk in, turn on the lights and operate tomorrow."
Besides retail, Walsh hopes to attract other uses to the center, including offices, light medical uses such as chiropractic centers, and possibly research and development firms.
Meanwhile, Joe Nelis is hopeful a revitalized Town Center will help draw additional business to Dutch Village, an attraction that has been an anchor at the southeast corner of U.S. 31 and James Street for more than a half-century.
"(Shoppers) will be able to look at the heart of the theme park and see what we've done the last three to four years to make it more kid-friendly and family-focused," Nelis said.
Some parts, such as the counterbalance from the old drawbridge, could end up being used at another Dutch-themed attraction: Holland's Windmill Island Gardens. Nelis has approached island officials about the idea.
Construction on the new road and nearly 100 parking spaces that will go along with it are expected to be completed by Thanksgiving, Walsh said.

Watts the Big Deal?

It can be a “big deal” to improve energy consumption by replacing some of the larger systems in your home, but what small steps can we take to help save energy? Step One - Next trip to your local store, purchase a pack of four, 13 watt Compact Fluorescent Light Bulbs, commonly referred to as, CFLs. The 13 watt CFL produces light that is equivalent to a 60 watt incandescent bulb. Next, identify some lamps with standard, 60 watt, incandescent bulbs that you can replace with the CFLs. Now, you have just saved 78% of the energy that it took to power the incandescent bulbs. CFLs are available in a variety of sizes, shapes and wattages, and are available at most hardware, grocery and big box stores. They cost a bit more than a conventional incandescent bulb, but they will last significantly longer. Sam’s Club and Walmart are partnering with Dominion Virginia Power to provide reduced pricing on CFLs. After testing CFLs in many lamps over the past three years, we have found a marked improvement in the color of the light, often being indistinguishable from the light from an incandescent bulb. The bulbs have also improved the “instant on” feature; some of the older bulbs took a while to warm up to full brightness. There are even bulbs available for recessed lights, candelabras and 3 way lamps. Step Two – If you find that the light is pleasing and acceptable, continue to replace all of your light bulbs with CFLs. Since lighting typically accounts for about 20% of the average electric bill, every little bit helps. A CFL can save $66.00 or more in energy costs over the lifetime of the bulb. That should more than make up for the higher purchase price. CFLs contain a small amount of mercury, so care should be taken to clean up safely if one is broken, and used bulbs should be recycled properly. Most hardware store are, or will soon be, providing recycling drop off locations.

Fresh Eats Bistro Signs Three Year Lease At Georgian Place

Somerset, Pennsylvania – July 6, 2010 – A fresh, delicious, and healthy way to eat has people talking in Somerset. Fresh Eats Bistro opened in Suite 705 (originally Scoops ice cream shop) at Georgian Place. Owned and operated by John Mangus, Jr., this new restaurant focuses on classic cuisine made with the freshest ingredients in a bistro style atmosphere. The seasonal inspired menu consists of Deli Sandwiches made with slow roasted meats, finished any way you like them. Salads and Soups such as broccoli, tomato & bleu and fresh pea, are prepared with fresh produce, most often from the Somerset Co. Farmers’ Market at Georgian Place, and fashioned homemade style. For an occasional treat, bangers and mash, homemade rigatoni, pierogies and kolbassi, steak burgers, and more are some of the Daily Specials. You can add side salads or fruit cups to any order for a well rounded lunch. The menu doesn’t stop at nutritious and delicious food, the desserts are also homemade. The Cheesecake Fresca is a big seller that is sometimes sold out by the end of the day… a light and fluffy cheesecake piped on a freshly baked shortbread circle, topped with your choice of fresh fruit glaze. According to Mangus, “Our food is fresh and natural; the way grandma would make it, which is why it’s so good and yet nutritious. We’re not claiming to be fat free, low carb, etc; it’s just wholesome food with the correct proportion of natural ingredients.” Fresh Eats Bistro invites you to stop in and experience bistro food that will make you feel great. They also offer take out and delivery… call 443-3400. Open Monday through Saturday 10:30 am - 5:30 pm. Northern Virginia Building Industry Association Real Estate Outlook Presentation

At a recent Northern Virginia Building Industry Association Real Estate Outlook presentation, it was easy to see where the US housing market is today. It has either hit the bottom, is soon to hit the bottom, or could hit the bottom a second time. Clarity - I love it! Despite the diversity of predictions, and the many unknowns, there are a few things that we can all agree on:
  • Interest remain low, and will likely do so for at least the short term.
  • Availability of credit to the homebuyer/homeowner is critical to a recovery.
  • Job losses must taper off and unemployment must decline for a recovery to be successful.
  • The rate of recovery will vary in different regions of the US.
  • Population is forecast to grow.
At SugarOak Corporation, we have continued to work with our client’s throughout the housing downturn. Our experienced and talented SugarOak Associates and team members have the flexibility to work on a myriad of residential projects, from small renovations, to new custom homes. At SugarOak, we will continue to work with our client’s to face the challenges ahead. We will provide the quality, craftsmanship, design and price that will make your next project exceptional and affordable.

Georgian Place Contributes Growth To Embracing A Mixed-Use Development

February 2010 – Georgian Place Shopping & Office Village – the name itself sets the new scene for the well known landmark. The development has steadily filled up vacant space, improved the appearance, and marketed the revamped project to the community and surrounding areas. Prior to the purchase by SugarOak Properties five years ago, occupancy was less than 45% and many tenants were unstable. The infusion of capital and experience in revitalizing similar centers around the country put Georgian Place on track as a premier retail and office development. The plan integrated retail and service businesses with professional and medical offices. The combination of leasing or selling the business condominiums is working well. Over the last few years many business owners have taken advantage of the low sales prices for Class A office space and now own their offices instead of paying rent. “One of the great advantages of condo ownership I hear over and over again is that they don’t have to worry about repairs and maintenance and are able to focus solely on their businesses”, according to Tonya Spangler, Sales & Leasing Manager. They love the beautiful office setting in the heart of Somerset, and being only a few skips away from other amenities like the salon, fitness center, vitamin store, gift shops, The Inn. Most have admitted they wouldn’t trade their new offices for anything! Dr. Richard Grebosky stated "our patients love that there is ample parking close to our entrance which faces the parking lot. Our practice is handicapped accessible and includes a very convenient drop-off area. Our practice is in a great location and close to other physicians, local business, and restaurants." Georgian Place expanded its diverse mix of businesses in 2009, even during the economic downturn. This included a sale and renovation of 10,000 SF to Laurel Arts Education and Dance Center, a build to suit Lease of 3,000 SF to Prodigy Dialysis, Leases with Priority Healthcare Services and IU8 Preschool. Somerset Anglican Fellowship made a home for their church here. On the retail/attraction side, Laurel Highlands Model Railroad Club finished their first season at Georgian Place with greatest than anticipated attendance and look forward to welcoming bus groups in the coming year. Factory Brand Shoes renewed their lease; Sugar Grove Shops and Pages & Light Bookstore opened retail stores and are doing well. A shared office project is under construction. Now, those needing individual, small offices under 500 SF to conduct business can do so elegantly and inexpensively. Currently, a new retail store and a café are scheduled to open early this spring! Displaying an almost even number of medical offices, professional services, and retail shops with total occupancy over 75%, Georgian Place could win an award for authentic mixed-use. “The sales and leasing of outer units by typically stable businesses, such as office, educational, & service, create the anchors while we continue to fashion a core group of really great, fresh retail shops”, said Spangler. “The specialty shops must have sustainable business models that are supported by both our local community and the many tourists visiting the Laurel Highlands”. Comprising over 180,000 square feet, Georgian Place has prime space available for your retail or office use! Visit our newly constructed website for more information - www.georgianplace.net or contact Tonya Spangler 814-443-3818.

At SugarOak Quality Counts

When you buy a new car, you check the ratings. How does it do in the crash tests, what is the gas mileage, how are the repair records? How does it look and perform? Do you like what you see and how it feels when you drive it? Does it have the design features that you want; cup holders, DVD player, GPS? It is the same with our homes, except that we don’t get a test drive! Take a look at the ratings; is it being built by a reputable builder known for quality? Has it passed any inspections above and beyond the code requirements? Does it have the design features that you want? At SugarOak we are committed to quality and customer satisfaction. We want our homeowners to be happy with the look, feel and performance of their homes. We are committed to being an EPA Energy Star Partner and have our homes inspected and tested by Third Party Professionals. We are proud to announce that the home at Bittersweet Farms, in Great Falls, Virginia, has just passed the first phase of the Energy Star Inspection! Stop by for a visit and see how much quality counts!

Energy Efficiency - Doing More With Less

SugarOak is a partner with the Environmental Protection Agency (EPA) as an Energy Star Builder; homes that earn the Energy Star rating meet rigorous EPA guidelines. According to the EPA, Energy Star homes typically use 15% - 30% less energy than homes built to meet the 2004 International Residential Code (IRC), and typically use 20% - 30% less energy than standard homes. All of our Project Managers, Site Superintendents, Carpenters and field staff have participated in EPA Energy Star training seminars. We even volunteered one of our projects under construction to be used in the field training portion of a seminar taught by the leading expert on Energy Star, Sam Rashkin, National Director of the EPA Energy Star Program. It proved to be an exceptional learning opportunity for SOC and other members of the building industry. We also have training and certification in the National Association of Homebuilders (NAHB) Green Building Standards. Some elements that are critical to energy efficient construction are; effective insulation techniques, minimizing thermal bypass at the exterior envelope, tight duct construction and distribution systems, exterior envelope air sealing, installation of air barriers, high performance advanced windows, high efficiency heating and cooling equipment, correctly sized heating and cooling equipment, use of Energy Star appliances and use of some high efficiency lighting. We work with our clients to manage their priorities and achieve the best possible results. We have our work tested and inspected by a third party, Home Energy Rater (HERS). This assures that our homes meet the Energy Star of (NAHB) Performance Guidelines.

It May be Snowy Outside, but it's "Green" at SugarOak!

We have been hearing a lot of buzz about “green” lately, and it is not about spring foliage! It is about environmental awareness, otherwise known as the Green Movement. At SugarOak, we have been committed to environmental responsibility before “Green” was even a buzz word! Our first residential geo-thermal heating and cooling system was installed in the early 90’s, when the technology was relatively new! It is forecast that energy demands in our country, and around the world, will continue to grow. Since buildings are a major source of energy consumption, reducing the energy demands of structures can have a multi-faceted impact on our environment. By building more efficient structures, we help to preserve the environment by reducing landfill space, chemical pollutants and air pollution, and by saving forests and improving water quality. We believe that we are part of the solution; raising the bar of home performance is a necessity. We are committed to training, education and working with our trade partners as a way of meeting the rising standards. So what does this mean for the residential building industry? And what is SugarOak Corporation doing to be green? In the construction industry, environmental responsibility affects a number of phases and trades. There are three basic areas that we focus on: Energy Efficiency, Indoor Air Quality, and Resource Efficiency. We are proud to be building custom homes and additions that meet the specific design needs of our clients while also being more efficient than structures that are built to “meet the code” requirements. In addition, we believe that we are building homes that are more durable, perform better and are more comfortable while lowering the cost of ownership, thus making it a smarter investment. Stay tuned for a more detailed discussion of Energy Efficiency, Resource Efficiency and Indoor Air Quality.
